+ Application

** I don't meet the revenue requirements, should I still apply?** Our target revenue is $2,000/month or $24,000/year. However, we are taking several other factors into consideration. (1) COVID could have hurt your revenue. (2) Your revenue is close but having your own space will help you grow your revenue. (3) Your business must have a physical location to be in operation, for example, a coffee shop or shipping services business. Overall, we are looking for sales traction - are you consistently making sales? - and with your business sales and other sources of income, can you afford the Live/WorkProgram?

There is no revenue maximum.

Our business has multiple owners. Can we still apply? Yes. The majority business owner must complete the application and will be considered the main point of contact. Not all business owners are required to live at Makerhoods in Newark, only the majority business owner.

Do I need to complete this application if I want to work in the Krueger-Scott Mansion? I just want to work out of the commercial kitchen. Do I have to live on site? Yes, to work in the commercial kitchen you must live on site and be accepted into the Makerhoods Live/Work program.

How much do the Maker shop spaces cost?

  • Units 1 - 10: 525 - 690 square feet at $600 - $1400 gross monthly rent (including WiFi) depending on size; plus additoinal common charges.
  • Kitchen Space: Shared commercial space at $897 (including WiFi) plus additional common charges.
  • Greenhouse: 3200 square feet at TBD
  • All listed rent estimates subject to change.

Are there additional fees in addition to commercial rent? Yes, Makers are responsible for utilities and Common Area Maintenance fees.

How much do the apartments cost? The pricing for the apartments will depend on if your income qualify and the size of the unit. Please complete an application with ResMate for details: https://www.liveatmakerhoods.com/

Is there a deposit? If you are accepted into Makerhoods Live/Work, to secure your spot you will need to provide a month’s rent deposit for both the residential and commercial spaces.*

Will my rent ever increase? Yes, the residential and commercial rent monthly costs will increase incrementally to cover rising costs. However, our goal will remain to keep housing and commercial space as affordable as possible.

+ Lease

What type of lease will I sign? As an accepted Maker, you will sign two separate leases: a residential lease for the apartment and a commercial lease for the commercial space.

+ Program

How long can my business stay in the Makerhoods Live/Work? Your business can stay as long as you like if you continually meet the program’s expectations, guidelines, and community policies. If your business grows, you may need to seek a larger space outside of Makerhoods.

What if I am removed from Makerhoods Live/Work? A Makerhoods runs like a mall and the success of each Maker affects the success of all Makers. As such, a Maker may be removed from the Makerhoods program if they fail to meet the program’s expectations, guidelines, and community policies. If this were to occur, the Maker and Makerhoods will be in discussions prior to the actual eviction to remedy the situation.

Do I have to live at Makerhoods in Newark? Yes, all accepted Makers must live at Makerhoods in Newark. This is a critical part of Makerhoods to create a thriving live/work community. We want all Makers to feel a sense of ownership in and connection to the community. A grace period for the actual move-in date may be applied and will be determined on a case by case basis.

Is the commercial space furnished? No, the commercial shops are not furnished. The business owner is responsible for furnishing the space and can work with Makerhoods for custom build-out needs. Makerhoods may also provide assistance in securing capital for build-outs or equipment.

+ Parking

Is parking available? There are parking spaces available to residential tenants. Parking permits will be available for purchase on a first come first serve basis. Street parking is available.

+ Other

What kind of foot traffic can I expect for my business? The Makerhoods in Newark site is surrounded by several schools, small offices, and will have a built-in community of apartment residents and office tenants. We plan to host many community events that will drive traffic to the site as well. However, we do not expect foot traffic to be the main source of customers for our Maker businesses. Makers should have a strong sales and distribution plan that is not dependent on foot traffic.
